Circle Tree is a great place to call home. This is a well established community that has many amenities such as swimming pools, Spa's, tennis and basketball courts and a large clubhouse that's available to rent for a very small fee. Unlike most HOA"S Circle Tree has an onsite CAI Certified Manager who is very knowledgeable. The Circle Tree grounds are maintained by a professional landscaping company and an onsite full time maintenance person. Circle Tree is part of Mesa's Crime Free Community's every person who rents a privately owned condominium must pass a criminal background check and must participate in the crime free by signing the crime free lease addendum. Circle Tree is also a gated community with a security committee made up of resident volunteers that patrol the property. If you are looking for a safe, clean well maintained property Circle Tree is for you!
Pros: Crime free
Cons: small HOA fee

I have rented apartments in many different places and none of them have been as great as Circle Tree. In the last few years this place has done a lot of work. Why would someone who hasn't lived here or even been here in years bother to write a negative review? They must have a serious issue or no life to continue to write bad things about a place they haven't been to forever. I can personally testify that this place is wonderful. My next door neighbors are snowbirds and they just came back a few weeks ago. They even said how much has changed in just the last year alone. By the way this is my only review and it is just to clarify that the person who writes negative comments has no clue what they are talking about. Circle Tree is a huge place and I am sure there are a lot of other people who are going to say the same thing as me as soon as they find out about this

Since you, Michael John Ramirez Jr., like to use people's real names; let's call "Joe" Daniel Robles. Mr. Robles did in fact live in another unit prior to the current one, but he hasn't been a role model resident, as many of his old neighbors had many complaints and the HOA had to issue several fines to the owner of his old unit.

The so called permit that you were using at the time your vehicle was towed, was not purchased by Daniel and was not valid. The HOA has the right to suspend parking permits for violations, for up to 90 days per violation. The permit you were using belonged to a unit other than yours and was also invalid, as the owner is not in good standing with the association. It still hasn't been determine whether or not the permit was stolen, but it was definitely not a valid permit.

Your vehicle was given a 24 hour warning notice about being parked over the line by 8-12 inches and that the permit you were using was invalid. You might have realized the violations, if you were not so quick to rip it off and toss it on the ground. Just to let you know, the HOA has plenty of pictures of your vehicle in violation and they also have the notice that you littered. Ripping off a warning notice, doesn't mean that you are no longer in violation.

I would also like to point out, that the HOA has a voice recorder as well and has all of your conversations on record. Dave Russell never threatened anyone. The recording you have is probably the same one we have, when Daniel Robles threatened the HOA manager.

The female you were referring to, had all the right to walk away from you, as you were yelling and screaming profanities at her. I think you forgot to mention, that the police were called on you twice. First at All Valley and then when you decided to harass and threaten the HOA for the second time that day. As a renter, you had no business contacting the HOA, as we are an "owners" association and not a "renters" association.

You also don't have an injunction against harassment, as it is a lie. If you did, there would be public record of such. In case you don’t understand, you and Daniel were the people who were doing the harassment, threats, intimidation, and disturbing the peace; which are all Class I Crime Free Violations. Mr. Robles and his girlfriend both signed the Mesa Crime Free Lease Addendum which states that any of these violations are considered a serious, material and irreparable violation and good cause for immediate assessment of fines, and in the case of Owner’s renting to Tenant, immediate termination of Tenancy.

The legal document that they signed, states that it is agreed that a single violation of a Crime Free provision shall be good cause for immediate termination of any lease. Proof of violation does not require criminal conviction, but shall be adjudicated by a preponderance of the evidence. Owner and Tenants give permission to the Association to use police generated reports as evidence regarding anything related to these Crime Free paragraphs. In the case of these police generated reports or incident cards, owner, tenants and occupants waive all rights to raise an objection to hearsay, foundation or relevance which could otherwise be made at trail or hearing in the absence of this specific waiver. Any such police generated report or incident card may be admitted into evidence and shall constitute conclusive evidence of the facts or offense identified or described therein.

The good news is that Circle Tree obtained the police report yesterday. The report also includes that Daniel Robles and yourself, stated to the Mesa Police, that you do in fact live in the unit and that is why they were unable to trespass you from the property. We also have pictures of your vehicle parked next door at the Shorebird apartments, as you were attempting to hide your vehicle and pretend that you were not living in the unit.

haha.. So here we go. I have a family member who recently moved in at CircleTree, I will call him Joe. Joe has been a renter here for over 6 months. During the 6 months, the HOA (aka, sour grapes) has harassed, intimidated and flat out made it uncomfortable to live here for him. Recently, Joe moved to another unit. I helped him with his move and decided to spend the night. I spent the night here for about 4 days here and there. Because of the "parking permit" clause the "HOA" imposes on renters and owners, I was told by Joe that I would need to place a visitor permit on my rear view mirror. Without hesitation, that's exactly what I did. On one of the days I was visiting at Joe's apartment ("condo") I walked to my vehicle to find a sticker on my window which advised me that if I did not park my vehicle correctly, it would be towed. (my vehicle was deemed inappropriately parked due to my rear left wheel touching the white painted line) So, without a moments thought, I moved the vehicle and parked within the lines, immediately. That day, I decided to stay the night. In the morning, yup, MY VEHICLE WAS TOWED. Upon finding this out, I first thought what any rational person would have thought "did my vehicle get stolen?" No, when I phoned "all valley impound", they informed me that the HOA had phoned in to have my vehicle removed due to an invalid parking permit. Ok, so here is the ticker, the parking permit (which is paid for separately), was valid, the apartment ("condo"..lol) for which the permit was "assigned to" however, was not. Therefore, HOA thought it would be necessary to have my vehicle towed away. Joe and I walked over to the "office" to work this little misunderstanding out (because remember, according to Joe, a respectable renter, was under no advisement or understanding that his permit for which he paid for separately, was invalid). When we began discussing this misunderstanding with a member of the HOA (some lady who claimed to be in charge and a part of the HOA), she lashed out at us and said it was of no concern of hers, could not help us out, and "I've wasted enough time on this". When Joe and I explained that we never intended to break any of the rules and that Joe was under the impression that the permit WAS valid, the lady just walked away. So, I went and retrieved my vehicle and ceased from parking on the premises. Two days later, I helped my family member out with groceries as he doesn’t have a vehicle. While we were unloading the groceries, the lady from the HOA, and three other men, screamed around the corner in their white SUV, jumped out of the SUV and began yelling at Joe and advising him that he was "getting evicted". I was driving away and saw the theatrics from my rear view mirror. I parked my vehicle outside the premises and began running towards the commotion to find out what was going on. Joe advised me that the men that were in the SUV began pointing in his face and demanding that he answer their questions stating "why are you parked in the red zone?!", "so now you are leaving all of a sudden huh?!" "well, you're getting evicted pal!" I walked over to the front office to find out who was threatening Joe. While there, I audio taped the whole thing. and DAVE RUSSELL is heard saying that the next time he sees "Joe", he will "kick his ---"! READ THAT AGAIN... "kick his ---" and yes I have it all on tape. I will be posting a link to the audio just as soon as I have it uploaded. I have had to obtain an injunction against harassment on them as a result. Now, the HOA has threatened to fine the owner of the residence if they do not remove Joe. The landlord has now threaten to evict Joe. PLEASE NOTE: Joe is a wonderful tenant, who has always paid his rent on time and does not disturb his neighbors. His previous landlord loved him as a renter, but could no longer rent to Joe as his place was up for foreclosure. The current landlord has been paid his rent on time, in full. Joe had only been in his new apartment for less than 9 days when all of this has happened to him. (over a parking permit). ANOTHER NOTE: the HOA is claiming that Joe has violated his lease terms as a direct result of having someone other than who is listed on his lease, live on the premises. That would be me, the writer of this. We have repeatedly advised the landlord (the owner of the apartment and the people with whom Joe has the contract with) that no one else is living here.

Yes there were a lot of reviews on that day. It was because of ignorant people like you, who try to slander a community with your lies. Circle Tree is an Association of 256 home owners and many other residents who care about their community. If you bothered to know the facts before wasting people’s time, life would be easier for everyone.

I sure hope you have the common decency to check the place out and edit the garbage you wrote. If you thought a lot of people wrote reviews on that day, just check this page out over the next few days. Circle Tree has a website, www.circletree.net and they have 131 registered members who all care about their community. We will post a message for our members to revisit this site to address your disregard for the place they call home. If you had bothered to look, you would realize that every person who posted a comment lives at Circle Tree and there are pictures to prove it.

I don't even know where to begin with the many ways that you are incorrect. Let's start with your comment about the place being old and in disrepair. This is far from the truth as the entire place has been recently painted, they just repaved all of the parking lots, all of the roofs have been replaced or repaired, plus they remodeled the S/W pool and they are doing the N/W pool next.

Then you mentioned about the number of police calls we have on a monthly basis. I am sure that it is far less than most neighborhoods in Mesa, as Circle Tree is part of the Mesa Police Crime Free Program. As part of the Rules, Grievance and Security Committee (RGSC); we receive weekly status reports about any police calls to the property. We may average 1 or 2 calls a month and they are just the typical ordinary things like old ladies concerned about some kids being too noisy. If you don’t believe me check this out: http://spotcrime.com/az/mesa

I guarantee you that if there is ever a police call that resulted in even a parking ticket, that the tenant could possibly be evicted from the Association; as the RGSC is on top of everything that happens at the HOA. The RGSC members consist of home owners that care about their community and like to see it prosper.

Based off of your grammar in your post, you appear to be a fairly intelligent woman. I would ask that you take the time to revisit the Association as it is nothing like what you described in your comments. I would hope that you would see that any negative comments may affect property values in an already poor AZ market.

I would however caution you not to leave your vehicle unattended, not because of any potential break-ins, but for the fact the HOA requires every resident and/or visitor to have a parking permit while on the property. This helps to ensure that every resident complies with the HOA’s Crime Free requirements for all tenants. Circle Tree doesn’t allow anyone with a criminal history in the last 7 years to reside in our community as they strictly screen and enforce these requirements for every single renter.

If you would like more information, please call our HOA manager at 480-655-0311. I am sure that he would be more than happy to speak with you about any of your questions. The office is usually extremely busy, so if you don’t reach them right away, just leave your name and number and they will call you back within an hour or two.

Sincerely,
RGSC Member

Interesting, there are like 10 reviews from July 22 on here. How many of these reviews are legit? Just everyone happens to hop on this website and say how much they love this place huh? Yeah right.

The whole neighborhood has rapidly deteriorated the past few years. I am also curious how many police calls happen at this complex on a monthly basis. There used to be a lot of crime in this complex. Either the reviews are fake or this place has been really cleaned up. At one time there were breakins happening left and right, and an 8 months pregnant woman was murdered here too. Her assailant has never been caught. A man committed suicide in the unit next to me. In the span of a few months I had an attempted break- in in the middle of the night, and a stalker. A hood was living in the complex at the time and waas bugging me. VERY little screening was done on renters.

Curious as to just how much this place has been cleaned up. The complex is old and was in disrepair when I moved out.

Circle Tree is a great place to live awesome and cool management team ! Andrew our community Manager is a great guy always helpful ! This is like living at some kind of resort always clean and very nice people. I locked myself out of my unit one night and a guy named Eddie helped me get in at 3:00 in the morning. I asked him what he was doing up so late he said he was patrolling as he is part of the Rules, Grievance and Security Committee and he always checks the lots at night. I liked the fact he checked my ID to make sure I lived in my unit before he helped me get in. Thanks guys you all just ROCK

The HOA has taken great care of the place and I love the rule that requires criminal background checks on people who rent their units. This is a safe and awesome place to live and not to mention the great bargains due to the bad economy. My mortgage and HOA payment is less than when I was renting an apartment.

I like my new condo at Circle Tree there is a great view at the pool as well. My mom purchased here 3 years ago when my brother went to college, she said that it was cheaper than rent on a dorm room. So now it's my turn! The place is clean and I can study in peace and quiet. I love that if I want to I can walk to MCC , I liked the sign on the mailboxes today asking everyone to submit a review on Condo.com I see I am not the only one who likes the place.

Just wanted to let you know what a great place Circle Tree Condos really is. After living in Texas all my life my wife and I decided to move to Arizona to be closer to my daughter and grand kids. I searched for a place to buy and came across Circle Tree. It was like finding the oasis in the middle of the desert, palm trees swimming pools lush green lawns and BBQ areas (Texans love BBQ) My wife instantly fell in love with the place so we had to buy it. Parking is awesome its covered and plenty of spaces for visitors. What a great location close to everything including the mall (can't tell you how happy the wife was about that) You can be any place in the valley in 20 min or less. What a bargain as well I was lucky to find one of the only foreclosed properties. I had never heard of an HOA fee before as we lived in a house, boy when I found out it covered all the maintenance trash and water I couldn't believe it. My water bill alone in Texas is what I pay in HOA dues. Talk about saving some money ! This place costs me 1/2 of what I was paying for my house before and I don't have to worry about cleaning pools, mowing the grass or painting the outside. Neighbors are so nice and friendly. I definitely made the right choice in moving to Circle Tree.

I have lived at Circle Tree first as a renter then I purchased my own unit 12 years later I am still here. I have raised my daughter here and never had one worry. The community is very friendly and it is in a crime free zone. The HOA and the Management takes exceptional care of the property, there is always some one mowing the grass or cleaning up around the place. Any time I have ever had a problem like a very small leak coming from the roof the staff took care of it right away. The maintenance guys are awesome when I had the little leak they went up on the roof when it was still raining, now that's service.

This is my first home, I just bought my 2 bed/ 2 bath 4 months ago and I love it. I got a good deal and it is close to my school and work. The only problem I have is with those annoying little dogs who like to yap a lot. I told the maintenance guy, Chuck and he said he would inform the manager and within a week I didn't hear a sound from the litte demon. People should get cats, they are normally quite.

Well I was one of the original owners here at Circle Tree when they were first built. This is a clean crime free community that is well looked after. My brother liked it so much here he bought a place here in 2007 and he loves it to. We have an awesome HOA that maintains the property as well as an onsite manager who is very good at his job. In all the time I have lived here it has been very quiet and very well kept ,sure its 20 years old but it still looks great. We have a Rules & Security Committee that makes sure property owners maintain their units and they also patrol the lots and take care of any security issues. There is a lot of community involvement here as well we have a great mix of people from all backgrounds young and old. I can't think of any other place I would like to live other than here.

I see why the realtor billed the property as "Resort Style Living" The place is a little older then some other places I looked at but they were a lot less $$$$. Lots of pools great tennis court, handball court, basketball courts, and club house. I dig the cabanas in the court yards with the BBQ Grills. What I am very happy with is the nice grounds and the quiet. The onsite manager Andrew was so cool, he took me on a tour of the grounds and showed me where everything was including my own covered parking was. Thanks Andrew for all of your help keep up the good work !

My girlfriend and I moved into Circle Tree several years ago and are so happy here. The HOA has been so helpful I am surprised that they don't offer valet service for my vehicles. The place is clean well kept and just so very quiet. I love the fact they do not allow big dogs and limit pets to just 1 under 20 pounds. My mom has commented that I live in one of the better condo complexes in all of the valley.

What a deal ! Never in my life did I think I could find affordable housing to own in such a nice place. The neighbors are nice and the place is beautiful and clean. I love sitting on my patio having my evening coffee and listing to quiet. Did I ever luck out on this deal ! Everyone here is so nice and the place is like Ft. Knox gated and a Security Committee that patrols day and night. After years of renting dumpy apartments where there were a borage of c r a ck heads its so nice to live in a place that's safe and quiet. Just wanted to say thanks to Andrew the HOA manager for showing me around and answering the hundreds of questions about the place. I find it hard to fathom a couple knuckle heads could write bad things about this place. Dave from the Rules and Security Committee said they are renters that were kicked out for noise and not following the rules. I cant understand why anyone would ever do anything to get kicked out of here, better there gone I guess. I plan to live here forever and a day ! Dan Johnson was a renter who got his car towed for being illegally parked. That is why he is butt hurt.

Beware buyers/renters! This is a TERRIBLE condominium complex. In at least two of the condos in one of the buildings, there is a drug house that I REGULARLY see completely random, strange, and suspicious persons entering and exiting specific condominiums at any random intervals during the day and night. THE MESA PD KNOW THIS AREA WELL! This is not a joke! There is at any point during a day at least one police car there. ALSO BEWARE OF THE PARKING LOT! THE TOWING COMPANY IS CORRUPT! The company, All Valley Impound, are thieves! They will tow your car (permit or not) from this complex if it is not a regular! It just happened to me. Would definitely stay far, far away from this complex.
